August and September are traditionally the slowest months in Boca Grande, as many local businesses close and use this time to rest and reset before the busy winter season. With the summer heat still lingering, most winter residents aren’t expected back until conditions begin to cool, which adds to the quieter pace of the island this time of year. Still, the market continues to attract interest, and homes saw steady movement throughout August. This local trend is in line with the broader Florida housing market. According to Florida Realtors’ July statistics, closed sales of single-family homes statewide were up slightly year-over-year (around 3%), while condos and townhouses continued to lag behind with a nearly 12% decline. Median prices also reflected modest cooling, with single-family home prices down 1.7% from last July and condos down just over 6%. Importantly, mortgage rates have eased closer to 6.5%, giving some buyers a bit more room, though affordability remains the main challenge. August has been a slower month in North Port Estates as summer winds down. With many families focused on vacations, back-to-school preparations, and returning to work routines, real estate activity naturally eased. Even so, both residential homes and vacant land continue to see steady interest and movement. This local slowdown mirrors the broader Florida housing market. According to Florida Realtors’ July statistics, closed sales of single-family homes were up slightly year-over-year (about 3%), while condos and townhouses saw a sharper 12% decline. Median sale prices also reflected some cooling, with single-family homes statewide down 1.7% compared to last year, and condos down over 6%. Mortgage rates have softened slightly, hovering closer to 6.5% than 7%, which has helped improve pending sales. As we move into the traditionally quieter months of August and September, July gave us a clear snapshot of current activity in the Boca Grande real estate market. Residential Activity Residential Active Listings: 49 New Listings: 8 Back on Market: 1 Price Increase: 0 Price Decrease: 10 Pending: 6 Closed Sales: 6 Expired: 4 Withdrawn: 2 Canceled: 12 Vacant Land Activity Vacant Land Active Listings: 9 New Listings: 1 Price Decrease: 1 Closed Sales: 1 Withdrawn: 1 Canceled: 2 As of July 31st: What It Means With 12 canceled listings and 10 price reductions on the residential side, sellers are adjusting to slower summer traffic. Only 6 homes closed last month, and 6 went under contract, showing signs of a balanced but cooling market.
