As we move into the traditionally quieter months of August and September, July gave us a clear snapshot of current activity in the Boca Grande real estate market. Residential Activity Residential Active Listings: 49 New Listings: 8 Back on Market: 1 Price Increase: 0 Price Decrease: 10 Pending: 6 Closed Sales: 6 Expired: 4 Withdrawn: 2 Canceled: 12 Vacant Land Activity Vacant Land Active Listings: 9 New Listings: 1 Price Decrease: 1 Closed Sales: 1 Withdrawn: 1 Canceled: 2 As of July 31st: What It Means With 12 canceled listings and 10 price reductions on the residential side, sellers are adjusting to slower summer traffic. Only 6 homes closed last month, and 6 went under contract, showing signs of a balanced but cooling market.
